Actual apartment prices are determined by rational calculations
In the central part of Vilnius city, the ‘pioneer‘ inhabitants of the Centro Namai (Houses of the Centre) ) block located between Algirdas and Mindaugas street, get housed and settled. Eurox LT, the real estate development company, which enttered the Lithuanian market a year ago and which is based on the Estonian capital, intrigued its estate customers first of all with the unusual price – the company offers apartments with complete finishing for the prices starting from 5.800 LTL/sq.m. In such completely equipped apartments future settlers are already welcomed to have a cup of tea.
“We admit that the prices starting from 5.800 LTL/sq.m. for the completely finished apartments with underground parking lots, located in the central part of the capital city, initially bewildered the buyers. The majority of them were surprised and were trying to discover ‘the real matter‘for such a low price, however this price is a result of rational calculations“ states Algimantas Petrulis, General Manager of Eurox LT, UAB.
In the Centro Namai block are 72 apartments, which include the two-room apartments of 52–65 sq. m, three-room apartments of 73–99 sq. m and four-room apartments of 118–133 sq. m. total area. On the ground floor eight offices from 68 to 170 sq.m total area are built and equipped, and in the underground parking lot 90 parkings are built.
Architectural peculiarity of the Centro Namai block is distinctive: Gintaras Kuginys, the architect, who was granted with a number of awards, made his modern shaped and dynamically coloured building distinctive from the other buildings located in the vicinity even if observed from ‘bird‘s flight‘: the colours of roof and face of the building are uniform, and the huge ’screen’ of the wall reflects the located opposite monument of secession architecture.
All apartments of the Centro Namai block are sold completely equipped. For finishing works are used the materials produced by well-known manufacturers, for example, the Finnish oak parquet boards, Italian tiles, extremely high quality painting materials, etc. The settlers can chose the finishing out of the three pre-developed styles: the soft colour Retro, the modern white High–Tech spaces, and the light Just Fly style. According to the interior designer Asta Puolienė, all these finishing options were created combining still colours and light shapes. By the way, the first apartment, which the potential settlers of the Centro Namai block can visit, is designed in Retro style.
“The main idea banding all these styles is that the settler should bring his/her own colours, details and emphatic elements. We provide the linen with the principal outlines of the painting, and we leave the main brushstrokes for the coming inhabitants“, says A.Puolienė.
Part of the architectural and interior design solutions were continuously developed, improved and complemented during the project implementation stage, for instance, having noticed that the sun often shines at the huge apartment windows, was decided to install autonomously operated AC systems, and the interior designer, when collecting the elements for bathroom interior equipment, decided slightly elevate the bath tub so that it would be more convenient to use.
“All this would seam just details; however, arbitrating from the position of our inhabitants, we do our best to equip the apartments extremely comfortable. Particularly this adds the project value. The slogan of Eurox LT, “Once said, then immediately done“, completely corresponds to the concrete activities of the company, and often we do even more than we plan“, says A.Petrulis.
According to him, “the inhabitant of the Centro Namai block is a person, who chooses getting established in bigger dwelling spaces and who appreciates the opportunity of getting integrated in an instant in the vibrant city centre life“.
All apartments of the Centro Namai block will be finished during the 1st quarter of 2009.
Eurox LT is already going to implement more dwelling building and commercial premise projects in Lithuania. Design layouts of the block that will include dwelling buildings and offices with commercial premises in the 3.5 ha land plot on Ukmergės Street, Vilnius as well as the design of an A class office complex and conference centre in Klaipėda are already developed.
